Understanding the Home Reverse Corporate Structure

To ensure full transparency, the following explains the relationship between the entities associated with this website:

Home Reverse is a marketing brand and trade name operated by American Retirement Group, Inc., a company organized and existing under the laws of the State of California. Home Reverse is the consumer-facing brand through which American Retirement Group, Inc. markets reverse mortgage and other mortgage products to homeowners and licensed mortgage professionals across the United States.

American Retirement Group, Inc. is the legal entity that operates this website and employs or engages the licensed mortgage professionals associated with the Home Reverse brand.

Barrett Financial Group, L.L.C. (NMLS #181106), headquartered at 2701 East Insight Way, Suite 150, Chandler, AZ 85286, is the licensed mortgage lending institution through which Home Reverse and American Retirement Group, Inc. originate and broker mortgage loans, including HECM reverse mortgages, Jumbo Reverse Mortgages, HECM for Purchase loans, and other mortgage products. Barrett Financial Group, L.L.C. is the NMLS-licensed entity and the party of record on all loan originations facilitated through the Home Reverse brand.

When these Terms refer to “Company,” “we,” “our,” or “us,” those terms refer collectively to Home Reverse, American Retirement Group, Inc., and Barrett Financial Group, L.L.C., as applicable to the context.

By accessing or using this Site, you (“User” or “Visitor”) agree to be bound by these Terms in their entirety. If you do not agree with any portion of these Terms, please discontinue use of the Site immediately.

Nature of the Website — Not a Loan Application

Submitting a contact form, estimate request, consultation request, or any other inquiry through this Site does not constitute a completed loan application under the Real Estate Settlement Procedures Act (RESPA), the Truth in Lending Act (TILA), Regulation B, Regulation Z, or any applicable federal or state mortgage lending law or regulation.

No loan commitment, pre-approval, pre-qualification, or guarantee of any kind is made or implied by submitting information through this Site or by receiving any estimate, eligibility indication, or communication from a Home Reverse advisor as a result of a Site submission.

Any estimate, potential loan amount, or eligibility indication provided through this Site — including through the “Get My Free Estimate” tool or any similar feature — is for general informational purposes only. It is based solely on the self-reported information you provide and does not constitute an official Good Faith Estimate, Loan Estimate, or any other disclosure required under applicable law, including but not limited to TILA, RESPA, or HUD guidelines governing HECM loans.

Actual loan amounts, available proceeds, interest rates, fees, terms, and final eligibility determinations will be established only following: (a) a completed formal loan application submitted to Barrett Financial Group, L.L.C.; (b) an independent property appraisal; (c) a financial assessment conducted in accordance with HUD guidelines; (d) title review; and (e) full underwriting approval by the applicable lender. This is not a commitment to lend. All loans are subject to credit and underwriting approval.

Not all applicants will qualify. Loan programs, products, rates, and terms are subject to change without notice. Products and programs may not be available in all states. Licensing varies by state — see Section 06 for full licensing information.

Privacy

Your use of this Site is subject to the Home Reverse Privacy Policy, which is incorporated herein by reference. Please review the Privacy Policy carefully, as it governs how American Retirement Group, Inc. and Barrett Financial Group, L.L.C. collect, use, store, disclose, and protect information you provide through this Site, including personally identifiable information, financial data, property information, and contact details.

Electronic Communications & SMS Consent

Visiting this Site or submitting any form, inquiry, or contact request constitutes an electronic communication. You consent to receive electronic communications from Home Reverse, American Retirement Group, Inc., and/or Barrett Financial Group, L.L.C., and you agree that all agreements, notices, disclosures, and other communications provided to you electronically — via email, SMS text message, or on the Site — satisfy any legal requirement that such communications be in writing.

SMS Text Message Consent

By providing your phone number on this Site and submitting a form, you expressly consent to receive SMS text messages from Home Reverse and/or its affiliated entities, including transactional messages, appointment confirmations, loan status updates, and marketing communications related to reverse mortgage and other mortgage products and services. Telephone Contact & Do Not Call

By submitting a contact form, estimate request, or other inquiry on this Site, you acknowledge that your submission constitutes your express written consent, as that term is defined under the Telephone Consumer Protection Act (TCPA) and applicable regulations, to be contacted by a licensed Home Reverse advisor and/or representatives of Barrett Financial Group, L.L.C. by telephone — including by use of an automated telephone dialing system or prerecorded or artificial voice message — and by email and text message, at the phone number and email address you provide, even if your number appears on a federal, state, or internal Do Not Call registry. This consent is not required to obtain any product or service and may be revoked at any time.

No Mortgage Advice or Commitment

The information contained on this Site is provided for general educational purposes only and does not constitute legal, financial, tax, estate planning, or mortgage advice. Federal law requires all HECM borrowers to complete an independent counseling session with a HUD-approved housing counselor before a HECM loan can be processed. This requirement exists to protect you and is a federal consumer protection requirement, not a Home Reverse policy.

Mortgage loans marketed under the Home Reverse brand are originated and brokered through Barrett Financial Group, L.L.C., a licensed mortgage broker and lender. American Retirement Group, Inc. is not itself a licensed lender — all lending activity is conducted through and under the license of Barrett Financial Group, L.L.C.

HECM Disclosure

Home Reverse originates Home Equity Conversion Mortgage (HECM) loans through Barrett Financial Group, L.L.C. HECM loans are insured by the Federal Housing Administration (FHA), a division of the U.S. Department of Housing and Urban Development (HUD). These materials are not from HUD or FHA and have not been approved by HUD or any government agency.

Jumbo Reverse Mortgage Disclosure

Home Reverse also offers Jumbo Reverse Mortgage products, which are proprietary reverse mortgage loans not insured by the federal government. Proprietary products are subject to different terms, eligibility requirements, and consumer protections than HECM loans. Your advisor will clearly distinguish between government-insured and proprietary products during your consultation.

Additional Mortgage Products

Through Barrett Financial Group, L.L.C., Home Reverse and American Retirement Group, Inc. may also broker conventional, FHA, VA, USDA, and other forward mortgage products to eligible borrowers in states where such products are available. All mortgage products are subject to applicable licensing, eligibility, and underwriting requirements.

Equal Housing Lender

We are committed to fair lending practices and comply fully with the Equal Credit Opportunity Act (ECOA), the Fair Housing Act, and all applicable federal and state fair lending laws. We do not discriminate on the basis of race, color, religion, national origin, sex, marital status, age, disability, familial status, or any other characteristic protected by applicable law.

Eligibility Estimates — Informational Only

The “Get My Free Estimate” tool and any other estimate, eligibility indication, or potential loan amount provided through this Site are for general informational purposes only and do not constitute an official loan estimate, Good Faith Estimate, pre-approval, pre-qualification, or any binding commitment or disclosure required by applicable law, including TILA, RESPA, or HUD guidelines governing HECM loans.

Estimates are calculated using self-reported information provided by you, including age, home value, ZIP code, and existing mortgage balance, combined with general actuarial and lending guidelines in effect at the time of the calculation. Estimated figures will vary — and may vary significantly — based on the independently appraised value of the property, applicable interest rates at the time of formal application, origination and closing fees, mortgage insurance premiums, Life Expectancy Set-Aside (LESA) requirements, existing liens, title matters, and other factors identified during the underwriting process.

Children Under Thirteen

This Site is intended for use by adults only and is not directed toward children. Home Reverse, American Retirement Group, Inc., and Barrett Financial Group, L.L.C. do not knowingly collect personal information from children under the age of thirteen (13). If we become aware that a child under 13 has provided personal information through this Site, we will take prompt steps to delete such information from our records. Parents or guardians who believe their child has submitted personal information may contact us using the information in Section 18 to request its deletion.

Dispute Resolution

Any dispute, claim, or controversy arising out of or relating to these Terms or your use of this Site — other than disputes subject to a separate written agreement between you and any of the affiliated entities — shall be resolved by final and binding arbitration pursuant to the Federal Arbitration Act. Arbitration shall be conducted by a single neutral arbitrator under the Commercial Arbitration Rules of the American Arbitration Association, in Maricopa County, Arizona, or a mutually agreed alternative location.

The arbitrator’s award shall be final and binding and may be entered as a judgment in any court of competent jurisdiction. The prevailing party in any arbitration proceeding shall be entitled to recover its reasonable attorneys’ fees and costs.

Class Action Waiver

All disputes shall be arbitrated on an individual basis only. Class arbitrations, class actions, consolidated proceedings, and representative proceedings are expressly prohibited. You waive any right to participate in a class action or class-wide arbitration relating to any dispute arising from your use of this Site.

Any legal proceedings not resolved through arbitration shall be brought exclusively in the state or federal courts located in Maricopa County, Arizona. Both parties consent to personal jurisdiction in such courts. These Terms shall be governed by and construed in accordance with the laws of the State of Arizona, without regard to its conflict of law provisions.

Liability Disclaimer

Termination & Access Restriction

We reserve the right, in our sole discretion, to terminate or suspend your access to this Site and any related services or features at any time, with or without notice, for any reason, including without limitation if you breach these Terms. Upon termination, your right to use this Site will immediately cease. All provisions of these Terms that by their nature should survive termination shall survive, including without limitation ownership provisions, warranty disclaimers, indemnification, and limitations of liability.
